1. Roles and Responsibilities

This website (the "Site") is owned and operated by Bryan Cabrera ("Site Operator"). Content published on the Site — including text, images, video, and blog or listing content — is added, selected, and managed by the Site Operator, including through content management and publishing tools provided by EstateFunnel Inc. ("Platform Provider").

Platform Provider furnishes the underlying hosting and technology infrastructure at the direction of the Site Operator and does not create, select, or exercise editorial control over Site content, except where expressly identified as platform-generated. Platform Provider acts as a service provider within the meaning of 17 U.S.C. §512 and processes copyright infringement notices as described below.

Platform Provider makes available AI-assisted content creation tools that Site Operator may choose, at its discretion, to use for generating or supplementing text, images, and video on the Site. Site Operator determines whether, when, and how such tools are used, and remains responsible for reviewing and approving all content prior to publication, regardless of whether individual items are labeled as AI-assisted.

2. Notification of Claimed Infringement

If you believe that content appearing on the Site infringes your copyright, you may submit a written notification to the Designated Agent identified in Section 5, in accordance with the DMCA. Your notification must include:

3. Counter-Notification

If you believe material you posted or that was posted about your business was removed or disabled by mistake or misidentification, you may submit a counter-notification to the Designated Agent that includes:

Upon receipt of a valid counter-notification, the Designated Agent may, as required by law, restore the removed material within 10–14 business days unless the original complainant files a court action seeking a restraining order.

4. Repeat Infringer Policy

Consistent with the DMCA and other applicable law, Platform Provider maintains a policy of, in appropriate circumstances, disabling access to or removing content from and terminating the accounts of users or Site Operators who are determined to be repeat infringers.

6. False Claims
